The Historical Society of Pennsylvania requested TBS Services to provide an assessment of existing roofs, a report outlining our findings, and preliminary recommendations on necessary remedial measures required to correct any deficiencies noted, and to prepare the necessary biddable documents associated with complete removal and replacement of all existing roof systems and associated components, as well as the necessary remedial work required at the rising/intersecting vertical walls. HSP requested TBS provide an investigation at the Third Floor Balcony in an effort to understand and provide a report outlining our findings and preliminary recommendations on necessary remedial measures required to correct significant water infiltration occurring along the exterior wall on the East (13th Street) Elevation at the Second and First Floors, below the Third Floor Balcony.

Concurrently with the adjacent projects, and in response to the City of Philadelphia’s amendments to Section 1, Title 4 of the Philadelphia Building Construction and Occupancy Code (The Ordinance), HSP engaged TBS to perform an assessment of the exterior walls and appurtenances of the building at 1300 Locust Street. As required by the city’s ordinance, “the owner of each affected building shall be responsible for retaining a Professional to conduct periodic inspections of exterior walls and any appurtenances thereto…and to prepare and file a report on such inspection as required…” TBS developed the necessary documentation to “map” the deficiencies discovered during our investigation and provided a report, as required per The Ordinance, outlining existing deficiencies discovered during our investigation as well as preliminary recommendations on corrective measures required to address the deficiencies discovered. Based upon some of the conditions we discovered which included areas of spalling stone we recommended further up-close review of the remaining areas of the building.
